For instance:  Say you put your home on the market and you get an offer.  The offer is conditional on the home inspection.  The inspector may uncover a major issue that you weren’t aware of, and the buyer could potentially walk away from the deal.  If, however, you hired a home inspector first, you would know about those issues in advance and could deal with them appropriately.
