In a new home, the quality of construction is often not what it used to be some years ago, therefore many buyers have independent reviews of their properties during various stages of the construction process, including slab, frame, and final inspection. This relatively inexpensive inspection protects your purchase, prevents unpleasant surprises, and ensures the quality home that you’ve dreamed about.
Most builders provide a one-year warranty for new construction. Generally during this period of time the buyer develops a “punch list” of corrections for the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained eye. Winterizing / De-Winterizing
We shut down the utilities to prepare your home for even the harshest winter weather, and restore them to help assure a complete home inspection.
We check for leaks at the equipment; check the condition of skimmers, pool sweep, bonding of electrical circuits, GFCI’s, lights, and perform a functional test of the spa and pool.
We test your home for several allergens, including: Dog & Cat Dander, Cockroach, Dust Mite, Mouse, Rat and Latex.
Lead Paint Testing
Four test swabs will be used to determine if lead based paints were used in your home.
Sprinkler System Inspection
We will check for appropriate check valve placement, total zones used, water pressure, and broken heads.
Pre-Market Inspection & Marketing
With a pre-market inspection, you gain the opportunity to repair the defects of your home before listing, which gains the buyer’s trust, increases a home’s value, and helps avoid future hassle. We will also create an interactive Facebook listing for the home.
We can test the safety of your home’s water for potentially harmful agents such as: Bacteria, Chloride, Corrosivity, Hardness, Iron, Lead, Manganese, Nitrate, Nitrite, Sodium, Turbidity and Reporting of field pH.
Septic Load Testing
Septic load testing ensures there are no visual defects of the plumbing leading to the septic tank and the drain field.
We do a visual inspection of the well components and will also run the well through a typical day’s water usage to ensure that it has adequate water flow.
